More than £60 million to build more homes across Wales

More than £60m in funding will be made available to support housing delivery across Wales, as the Welsh Government seeks to maintain building momentum.

The package includes an indicative £50m for the Transitional Accommodation Capital Programme (TACP), allowing the scheme to reopen for 2026–27.

The early announcement is intended to give housing providers time to prepare projects so homes can be delivered quickly.

Alongside this, a further £11m in repayable finance has been made available this financial year for the Land for Housing loan scheme.

The announcement comes after Wales’ Cabinet Secretary for Housing and Local Government, Jayne Bryant MS, told Businessin Wales that she would like to see an “ambitious” house-building target from her party ahead of the Senedd election.

Bryant said: “Having a stable home is fundamental to people’s sense of security, wellbeing, and future prospects, which is why we put house building as a centrepiece of the things that we are determined to deliver.

“Despite some of the most challenging conditions the housebuilding sector has faced in a generation, including the aftermath of the pandemic, disrupted supply chains, rising material and labour costs, and prolonged high interest rates, housing delivery in Wales has remained resilient.

“We promised to deliver more homes – and we are delivering.”

The £50m allocated to TACP will support the delivery of good-quality homes through acquisitions, conversions and the refurbishment of empty properties.

The programme has already supported more than 2,700 homes, with a further 1,000 expected through this year’s programme.

Properties delivered through the scheme remain within the social housing system for the long term.

The additional £11m for the Land for Housing loan scheme, combined with recycled loan funding, will bring total funding for the scheme to £23m this financial year.

The programme aims to support the delivery of up to 850 additional homes by helping secure land for housing development.

The Cabinet Secretary has also reopened the Registered Social Landlord (RSL) Low-cost Loan Scheme, allocating £36m to a programme that is already on track to deliver more than 270 new affordable homes and improvements to over 4,000 existing properties.

Total social housing capital investment has exceeded £2bn during the current Senedd term, including £466m in the current financial year.
