Demolition of Former Caerphilly Market Site Signals Start of £21m Town Centre Redevelopment

Demolition work has officially begun on the former indoor market site on Pentrebane Street in Caerphilly, marking a significant step forward in the town’s £21 million regeneration programme under the Caerphilly Town 2035 placemaking plan.
Led by Linc Cymru, part of the Pobl Group, in partnership with Caerphilly County Borough Council and supported by Welsh Government’s Transforming Towns programme, the project aims to transform the derelict site into a vibrant mixed-use development. Once complete, it will include 72 residential apartments, seven commercial units, and newly designed public spaces intended to enhance the appeal and functionality of the town centre.
The scheme has received £6 million in funding from the Welsh Government and is seen as a cornerstone project in Caerphilly’s wider town centre strategy.
Jayne Bryant, Cabinet Secretary for Housing and Local Government, hailed the development as a vital step in increasing housing supply and supporting the high street. “This scheme will deliver much-needed housing in the town centre along with commercial units, supporting local businesses and breathing new life into Caerphilly,” she said.
Councillor Jamie Pritchard, deputy leader of Caerphilly County Borough Council, described the start of demolition as a key moment for the community. “This redevelopment will deliver housing, open space, and a healthy mix of commercial and retail units,” he said. “Through extensive community engagement, we know residents want more housing and business opportunities in the town, and this project directly responds to those needs.”
Grant Prosser, Head of Development (East) at Pobl Group, added that the scheme is focused on more than just physical structures. “This is about creating a place where people can live well, feel connected, and be part of a thriving community,” he said. “We look forward to delivering high-quality homes and vibrant commercial spaces in partnership with Caerphilly Council.”
On the ground, demolition crews have already started site preparations, with scaffolding and safety barriers now in place. Utilities have been disconnected over recent weeks to ensure a safe process. The entire market structure will be dismantled gradually in the coming months, with no planned road closures during the work.
“It’s great to see progress on the Pentrebane Street site,” said Hamish Munro, placemaking programme manager at the council. “This marks another key project in the Caerphilly Town 2035 plan coming to life.”
Local residents and visitors are advised to follow safety signage and traffic management systems that have been put in place to minimise disruption during the demolition phase.
The completed development is expected to bring new life to a key town centre site that has sat vacant for years, supporting both the local economy and Caerphilly’s long-term vision for sustainable urban growth.
