A 122-bedroom boutique hotel in the heart of Cardiff has been put up for sale.

Hotel Indigo, situated just off Queen Street, Cardiff’s main retail area, the site benefits from significant footfall in a city which attracts over 18 million tourists annually.

Part of Dominions House, an elegant early 20th-century building formerly used as offices that has no listed status restrictions – the hotel has been stylishly converted into a dynamic hospitality offering.

The hotel has six upper floors, plus ground and basement levels and Hotel Indigo offers plenty of scope for future operators.

Colliers’ specialist Hotels team, who are handling the sale, say it represents “a prime investment opportunity, the property has a highly sought-after location and IHG branding.”

The guide price for the long leasehold interest is £5 million.

Peter Brunt, Director in Colliers’ Hotels team, said: “Hotel Indigo Cardiff offers an incredible opportunity to acquire a high-profile asset in a bustling city that’s known for its vibrant tourism and business sectors.

“With its prime location, upscale design, and strong backing from IHG, it’s an ideal investment for any hotel operator looking to expand or enter the Cardiff market.”

Josh Sullivan, Associate Director in Colliers’ Hotels team also involved in the sale, said: “The sale of the Hotel Indigo marks a rare opportunity to acquire a compelling branded asset, with a large quantum of keys in a central capital city location, all at an attractive price point.

“Consequently, we expect to receive significant interest from a diverse range of operators, investors, and sources of capital.”
