A beloved village pub in Cardiff has been saved from corporate takeover, thanks to an innovative property deal led by Peter Lynn and Partners Solicitors.

The Three Horseshoes in Peterston Super Ely, a longstanding community hub, was on the verge of being acquired by a larger operator. Instead, the community rallied together, securing the pub’s future ownership through a £510,000 freehold purchase, led by Restore Pub (Property) Ltd.

The deal, guided by Commercial Property Solicitor Alex Kurtz-Shefford from Peter Lynn and Partners, marks a significant victory for community ownership. Operated under an Opco-Propco model and headed by Monika Zakrzewska, the purchase ensures that The Three Horseshoes will continue to serve as a food-and-drink-focused venue, maintaining its role as a social hub for local residents.

The property acquisition was made possible through a combination of community-driven funding, including a successful GoFundMe campaign and private donations. Despite the heart-warming nature of the project, it presented complex legal challenges, particularly regarding funding verification and compliance.

“Deals like this are rare,” said Alex Kurtz-Shefford. “Managing community contributions and ensuring compliance with anti-money laundering regulations required meticulous attention to detail. It’s incredibly rewarding to see the community’s vision realized.”

Monika Zakrzewska, who has managed The Three Horseshoes for the past year, expressed her gratitude for the legal support: “Peter Lynn and Partners guided us through every step, helping us overcome countless legal hurdles. Without their dedication, this deal would never have happened. Keeping the pub in local hands means everything to me and the community.”

Finance for the purchase was coordinated by Mark Standley of Standout Capital Solutions, who praised the legal team’s commitment: “Commercial property deals involving community funding are never straightforward. Alex’s expertise made all the difference in navigating the challenges.”

Beyond its status as a cherished pub, The Three Horseshoes also features a unique alpaca petting zoo, adding to its charm and community appeal. Had the deal not succeeded, the pub could have been lost to a chain operator, fundamentally changing its character.
