£55m Edenstone and Codi partnership development to begin this summer

Work on the next phase of the landmark Plasdŵr development in Cardiff is set to begin this summer following planning approval for a £55 million joint venture between Edenstone Group and Codi Group.

The partners have secured reserved matters consent to deliver 184 homes at Porth yr Awen, located on Parcel 2C of the wider Plasdŵr scheme, a flagship £2 billion regeneration project that will ultimately provide around 7,000 homes across a 900-acre site in north-west Cardiff.

The new development will include a mix of housing tenures aimed at addressing ongoing demand for homes in the Welsh capital while supporting long-term growth plans for the city. Of the 184 properties approved, 127 will be available on the open market and 57 will be designated as affordable housing.

Edenstone Operations Director, Chris Edge, said: “Securing reserved matters consent is an important step forward for our partnership with Codi and for Plasdŵr. 

“With housing supply remaining under pressure in Wales, developments like this are vital. 

“Our shared vision with Codi is to deliver high quality homes that will enhance lives, support wellbeing and contribute to thriving, sustainable communities. 

“The next major milestone will be work starting on site in the summer, with the first homes due to be released for sale later in the year.”

Plasdŵr is a key strategic site for Cardiff and this development gives us the opportunity to deliver high-quality affordable homes in an area where there is a strong demand.

Magor-headquartered Edenstone is one of Wales’ largest privately owned residential developers, with mixed-tenure schemes underway across South Wales and the West of England. 

Meanwhile, Codi Group, formed through the 2024 merger of Linc Cymru and Pobl Group, manages nearly 25,000 homes across Wales and plans to deliver more than 4,500 additional homes over the next five years as part of its growth strategy.
